TERMS AND CONDITIONS OF LETTING

Thank you for choosing to book your accommodation with boutique villas and apartments.com

We ask that you carefully read the following terms and conditions for your letting.

Your acceptance of these terms and conditions is confirmed with your completion and return of your booking form which will be emailed to you, if you proceed with a booking request.

 

Your Rental will Include:-

 

Fully furnished villa / cottage or apt as per your selected property.

Facilities and inclusions for each property are listed on the web site.

The property will be set up for your arrival with bedding and towels and basic cleaning products.

To make for a happy and peaceful stay we have put together the follow letting conditions.

Most importantly, please consider and remember 'neighbours'... they leave here 365 days a year. Thank you :-)

In General:-

 

* If there is a serious breach of these conditions you will be asked to leave the property immediately and you will forfeit your deposit and rentals paid.

* The property is let for holiday or corporate letting purposes only, for the period stated on your booking confirmation only.

* The property in general is available from 2pm on the day of arrival and are to be vacated by 10am on the day of departure.

* Please follow the check out procedures and leave all keys, parking devices or remotes or passes as instructed.

* Any lost keys, devices/fobs, remotes etc are at a charge of $150 each, Parking passes (Rocks Properties) will be at a charge of $300.

* No smoking at any property at all.

* Do not move furniture at the property under any circumstances. If cleaners are required to move furniture back to original position this will be charged at : $150.

* No use of candles under any circumstances or other heating devices other than those provided.

* No guest under the age of 18 will be permitted to occupy the property unless accompanied by an adult.

* Pets are not permitted at the property unless specifically approved in your booking confirmation.

* No temporary sleeping arrangements are allowed, or adding mattresses etc. Your booking confirmation will have your limit of guests. No visitors or additional guests are allowed.

* NO PARTY POLICY. whilst staying at the property there are not to be any parties of any type to take place- if there is - there will be an automatic $800 penalty charged to your credit card and you will be evicted from the property with no refund of rental.

* No guest at the property shall be guilty of conduct that is a nuisance to adjoining or neighbouring occupiers/ neighbours etc. Our policy is no loud music or noise of any kind that may of disturbance after 10pm. This is in keeping with local by - laws that must be strictly adhered to. This includes balconies, courtyards, pool etc.

* With regards to balconies and courtyards - please also note : do not hang washing or cloths / towels etc over balconies or adjoining fences etc. Do not move furniture outside to courtyards or balconies.

* The Property Managers/ letting agents, have the right to inspect the property during the booking period, with prior notice, or if they have reasonable grounds to believe that the property is being damaged or at risk or if the guests are in breach of any terms of this agreement, at anytime without notice.

Garbage:

* We ask that you show consideration and place garbage and recycling in the correct bins etc. note - recycling must not be in plastic bags. Follow instructions at the property - if in doubt email/or text and we will assist.

* If there is a nominated garbage night for residential properties, you will be advised of same in your booking confirmation/arrival email or same will be available at your property in your welcome book or signage . Please follow these instructions so that garbage is correctly controlled.

* There is an excessive garbage fee of $50 that can be charged for excessive garbage to be removed.

Security:-

* It is the guest's responsibility to make sure they lock windows and doors and to adequately secure the property at all times as all items lost or missing on departure will be the guest's responsibility.

No responsibility is taken by the owner or letting company for the guest's personal property, including vehicles, or in the case of an accident at the property. If you require it, you will be expected to take out your own personal or travel insurance to cover your stay.

Check in:-

* Photo ID, of the person making the booking, in the form of a current drivers license for australian residents, or passport for international visitors, is required prior to check in date. If you do not wish to attend our office prior to check in date to do so in person. Please make sure same is either faxed or send via email / pdf to our office at least 7 days prior to arrival date. If you can also advise of an ETA via email 7 days prior to arrival that will be most helpful. Upon receipt of your ID and your payment of balance , we will email out your arrival details around 7 days prior to arrival date.

  

Check out :-

* Check out is strictly 10am for every property. This is as cleaning contractors have a standard start time of 10am on a strict schedule. Your understanding is appreciated.

* There is a late check out fee that can be charged to your bond for late check out - this is half a day rental.

 Departure Clean:-

* Please note that it is the guest's responsibility to ensure that the property is left in a tidy and clean condition, as it was found. With rubbish and recycling disposed of correctly. Dishes etc all washed up and/or dishwasher stacked and turned on correctly for a wash. All glasses, dishes, plates, pots and pans etc returned to their original place. Air conditioners, irons, tvs, dryers, heaters, fans, etc turned off. Property secured and locked up correctly. Keys or controllers returned to the correct place/ person.

* There is an additional clean fee that can be charged to your bond for an excess clean - $80. Spot carpet clean will be between : $80 and $160 depending on the damaged area. For BBQ's there can be a $50 clean fee charged to your bond if BBQ is not cleaned after use properly.

  

Right of Refusal and Application of other Special Conditions.

* We may refuse at our discretion to accept any guests, furthermore, our property manager/letting agent may require that other special conditions are met or agreed to prior to arrival.

Bookings:-

* Bookings are made in good faith but may be subject to any change as may be notified by the owner prior to the commencement of the occupancy. (please note: in the unlikely event that this happens: that every effort will be made to offer alternative accommodation should this occur and/ or your deposit returned.).

Cancellations:-

* In the event of a cancellation by the guest - the guest's  total rental monies are not refundable , except for the clean and linen fee.  We will try to  rebook the property; more notice the better; for the entire period at the same rate if we can. A cancellation fee of 15% of the total booking amount will be charged (min fee $100) and the balance refunded to your nominated account.

Deposits for Bookings:-

* Deposits are 50% of the total rental charges and are payable at the time of booking. You will be emailed a quote with a booking form attached. Bookings are not confirmed until the deposit is received and we have sent you a final confirmation e-mail. Bookings cannot be held without a deposit being received and confirmed.

* Balance of payment . the remaining 50% of the total rental charges are payable 7 days prior to the guest's arrival date. Once again details for this will be in your booking form.  Please be aware it is the guest's responsibility to email us with confirmation of payment details prior to 7 days of arrival date.  Non payment of balance of payment will be taken as a cancellation on the guest's part and the 50% deposit will be forfeited by the guest.

Security Bonds:-

* A security deposit bond of $300 will be charged against your nominated credit card prior to or on your arrival date. This will be credited back on your departure date or at least by 7 days after. Any additional cleaning or other charges mentioned in these conditions may be deducted from this bond.

* A security bond of $1000 will be kept for additional charges if incurred during your stay. Your nominated card details will be kept as a form of security for this bond during your stay.

* As per your booking form, please advise of your nominated credit card for these purposes, at least 7 days prior to arrival date.
